CRM / REAXML Listing Data Update Rules
How Auctions Live refreshes property data and listing status
Auctions Live regularly reads property information from supported CRM and REAXML data sources to help keep imported listing information up to date.
The information that can be updated depends on whether the listing is locked, whether an auction type has been assigned, and how close the property is to its scheduled auction date.
Supported Data Sources
Listing data can currently be refreshed from the following supported data sources:
- REAXML
- Bayleys
- Barfoot & Thompson
- Rex
- Vault
For normal listing data updates to occur, the property must remain unlocked within Auctions Live.
How Listing Locking Affects Updates
If a property has been manually locked within the account level settings, Auctions Live will no longer update the standard property information received from the connected data source.
This includes changes to:
- Listing Description
- Address Details
- Listing Features
- Listing Pricing Details
- Listing Media
Locking a listing is useful when the information within Auctions Live needs to remain unchanged regardless of subsequent changes made within the source CRM.
The scheduled listing status check is treated differently and can still update a listing status even when the property is locked.
Listings Without an Assigned Auction Type
When an imported property does not yet have an auction type assigned, Auctions Live will continue to refresh the available listing information while the property remains unlocked.
The following information can be updated:
- Auction Date and Time
- Listing Description
- Address Details, including street, city, state and postal code
- Listing Features, including bedrooms and bathrooms
- Listing Pricing Details
- Listing Media, including property images and video links
This allows newly imported properties to continue receiving changes from the source data before the auction configuration is finalised.
Assigned Listings More Than Seven Days Before Auction
When an auction type has been assigned and the scheduled auction is more than seven days away, Auctions Live will continue refreshing the following information while the listing remains unlocked:
- Listing Description
- Address Details, including street, city, state and postal code
- Listing Features, including bedrooms and bathrooms
- Listing Pricing Details
- Listing Media, including property images and video links
This helps ensure that property content and media remain current while the auction is still some time away.
Assigned Listings During the Final 48 Hours
During the final 48 hours before the scheduled auction, Auctions Live will continue refreshing selected property information while the listing remains unlocked.
The following information can continue to be updated:
- Listing Description
- Address Details, including street, city, state and postal code
- Listing Features, including bedrooms and bathrooms
- Listing Pricing Details
Listing Media, including property images and video links, is not included in the standard update process during this period.
Listing Status Updates
Listing status information is handled separately from the normal listing data update rules.
Every Sunday morning, Auctions Live checks the supported CRM or REAXML data source for changes to the listing status and updates the corresponding status within Auctions Live where applicable.
This status check occurs regardless of whether the property is locked or unlocked.
Important: Auctions Live does not send listing status changes from Auctions Live back to the CRM or REAXML data source as part of this process.
Other CRM and Data Providers
